<br />
Due to the ongoing economic circumstances Platform will be amending&nbsp;their Automated Valuation Model to ensure that it reflects the current conditions.</p>
<p>As a result we will be withdrawing our current product range with effect from 5pm Friday 2 January. New products will be available from Monday 5 January.</p>
<p><b>Pipeline deadlines:</b></p>
<p><b>Clickdecision and kfis:</b></p>
<p>All current products will be withdrawn from our website and all sourcing systems at <b>5pm Friday 2 January</b>. All applications must have a Clickdecision and kfi completed by this date.</p>

</b>All unpackaged applications must be received at Platform by 5pm <b>Monday 5 January.</b> Applications must have a clickdecision.</p>
<p><b>Packaged applications<br />
</b>All packaged applications must be received at Platform by <b>5pm Friday 9 January.</b> Applications must have a clickdecision, be fully packaged and accompanied by all items on our shopping list.</p>

               <description> <![CDATA[ <div><font face="Arial" size="2">Base Rate Falls by 100 Basis Points.</font></div>

<div><font face="Arial" size="2">The Monetary Policy Committee has announced that they have reduced interest rates by 100 basis points, taking it to just 2%. This is the third rate reduction in as many months with some evidence that further rate cuts could be on the&nbsp; horizon for early 2009. With SWAP rates continuing to fall there is renewed pressure on lenders to reduce fixed rate products and Savills Lending Solutions are anticipating greatly improved terms over the next few months. With renewed government fiscal intervention, there could well be some positive movements for the new year.</font></div>

               <description> <![CDATA[ <p>SLS has been advised that White Label Loans will be withdrawing from the secured loan market for the foreseeable future.<br />
<br />
White Label advise that current market conditions are proving difficult for their funders to maintain a presence within the market and unfortunately they have little option but to cease lending.<br />
<br />
On this basis, White Label will be closing for new credit agreements from close of business on Friday 21 November 2008.</p>

All applications on the above products must be fully packaged (see below for definition of fully packaged application) and with BHL ready for first time offer by <b>close of business on Wednesday 19th November.</b> This also applies to applications we have already received but are awaiting further information as these too will need to be closed out - please ensure the outstanding information is with an underwriter by close of business on <b>Wednesday 19th November.</b><br />

Important Criteria Changes to the Origin Mortgage Products <br />

The following changes are being made to our Origin Mortgage range: <br />
<br />
<b>All Origin Mortgage Plans</b><br />
<br />
The maximum loan size is reduced to Pound350,000. <br />
<b><br />
Right-To-Buy Purchases and Remortgages subject to remaining Council discounts</b><br />
<br />
Our maximum advance for RTB purchases will be limited to the Council&rsquo;s purchase price, which is subject to the plan or property loan-to-value maximums. MPL will no longer provide a facility for additional borrowing beyond the Council&rsquo;s purchase price. <br />
<br />
Where a remortgage is subject to a remaining Council discount, Money Partners will continue to exclude any expired full year(s) of Council discount and will also exclude the discount year in which the Money Partners remortgage application is made. Money Partners will, however, cease to allow a further year&rsquo;s discount to be excluded from the loan-to-value calculation.&nbsp; <br />
<br />
For example, a remortgage application made 30 months after the applicants purchased their council house will benefit from 3 years worth of discount being excluded from the valuation calculation. Years 4 and 5, however, will need to be included in your calculation. <br />
<br />
<br />
<b>Important Dates and Pipeline Deadlines</b><br />

<b>Changes to maximum loan advance:</b><br />
<br />
Money Partners&rsquo; eDecision system will no longer accept submissions greater than Pound350,000 after Thursday, 30 October 2008. The deadline for application receipt at Money Partners is midday on Monday, 3 November 2008. All applications received must have been accepted on our eDecision system. Existing pipeline and new cases submitted by this application date must complete on or before Friday, 28 November 2008. No new offers greater than Pound350,000 will be issued after this date. Offers issued will remain valid until the expiry date detailed in the mortgage offer letter. <br />
<br />
<b>Changes to Right-to-buy Purchases and Remortgages:</b> <br />
<br />
We will continue to accept and process cases under our existing RTB criteria provided completion takes place on or before Friday, 28 November 2008.&nbsp; Please note no offers under our existing criteria will be issued after Friday, 14 November 2008. All live pipeline cases and new applications received after 14 November 2008 will be subject to the new RTB criteria detailed above.&nbsp; <br />

               <description> <![CDATA[ <p>All affected staff were notified of the decision last Thursday, and the remainder of Nationwide employees will be informed this morning.<br />

Many staff at Nationwide work across both UCB Home Loans and fellow subsidiary The Mortgage Works, so it is likely there will be less than 10 redundancies overall.<br />

Those that are affected may potentially be placed elsewhere in the business.<br />
<br />
TMW will now take over any specialist business that would have previously gone through UCB Home Loans.<br />
<br />
Andy McQueen, managing director of TMW, says: &ldquo;We have stopped writing new business through UCB Home Loans.<br />

&ldquo;The market is ever-changing and we have come to a point where we no longer need the two brands.<br />
<br />
&quot;We have been looking at this for a while and it was becoming transparent that brokers were reporting a better experience through TMW&rsquo;s technology than the slightly slower UCB Home Loans brand.&rdquo;<br />

He adds: &ldquo;The message we&rsquo;re sending out is not a negative one, Nationwide are still lending. We have a successful brand in TMW we have just made the decision to put all our business into the one brand. In this market we no longer need the two brands.&rdquo;<br />

<p>Buy to Let maximum aggregate loan:</p>
<p>With effect from Wednesday 8 October, the maximum BTL aggregate loan per applicant will be increased:</p>
<p>Maximum aggregate loan at 75% LTV: Pound1.5m <br />
New maximum aggregate loan at 65% LTV: Pound5m <br />
Further borrowing in excess of Pound1.5m is subject to a maximum LTV of 65% on that further borrowing only.</p>
<p>N.B. These limits do not apply to portfolios held with TMW prior to 21st March 2008.</p>
<p><b>Updated valuation fee scales:</b></p>
<p>The Mortgage Works standard and homebuyers valuation fees will increase across the scale.</p>
<p>Valuation fees will increase by Pound25 <br />
Application fee will increase by Pound50 <br />
The new fees will apply for new applications with effect from Wednesday 8 October. Pipeline cases are unaffected.</p>
<p>We are pleased to announce that TMW&rsquo;s semi-commercial valuation fees will be reduced across the scale and simplified to include the Pound150 application fee and VAT.</p>

GE Money Home Lending has taken a number of steps to ensure we lend prudently during these difficult market conditions, such as amending criteria to fit present market conditions.&nbsp; These changes have seen a fall off in volume and conversion rates.&nbsp; This position is unlikely to change in the immediate future.</p>
<p>As a result, we have reviewed our business operations and processes, and concluded that we must achieve greater efficiencies by simplifying how we support you in doing business.</p>
<p>We are therefore proposing to make the following changes:</p>
<p><b>Wolverhampton</b><br />

We propose to close the GE Money Home Lending site in Wolverhampton and transfer the processing, underwriting and completions of all applications to our Watford offices.&nbsp; We also propose to move Sales Liaison roles to Watford as well.</p>
<p>We are also proposing to reconfigure our onsite underwriting team to allow us to apply resource more effectively.&nbsp; We will be undertaking a review of our packager partner requirements to enable us to absorb the activity into a smaller, but more flexible team.</p>
<p>All our impacted staff have been informed today of the proposal and will be going through a period of consultation.&nbsp; Through this period, we will aim to maintain our present service levels and you will continue to deal with the Wolverhampton and Onsiters teams as before.&nbsp; As we progress through this process, we will update you on changes that will impact you.<br />

<div>All cases that have been submitted to us but not yet offered can now only be processed on 3808 terms.&nbsp; You will therefore need to re-dip all such cases through IDOL to ensure they still meet criteria/affordability requirements, if you want them to proceed.&nbsp; The new DIP must be received in our offices by 26<sup>th</sup> September.&nbsp; If we do not receive it by then, we will return the application papers to you.</div>
